Jointly with you, we will decide on the appropriate rent based on the house’s potential, the duration of the lease and developments on the market. Does anything need to be changed in your house or its design? A minor change can sometimes have a sizeable impact on the rental value of a property. We provide advice on and support in any structural changes.
We will produce an attractive description of your house, with good, realistic photos and floor plans. After your approval, the information will go to the network of all NVM (association of estate agents and valuers in the Netherlands) estate agents. Your property will also appear on rental sites such as Pararius, Funda and on our own Makelaars Associatie website. This will reach many interested individuals.
All you need to do is make sure that your house is tidy and in top condition. We will do the rest. We will make appointments with potential tenants and will show them around during the viewing. We will explain everything about your house in detail, discuss any related issues and answer all their questions.
Potential tenants are required to supply their details and our staff will meet them personally. If required, we will also assess their previous history and credit worthiness. After all, the rent must be paid!
If a potential tenant submits an offer, we will act as advisor during the negotiations. And as soon as agreement has been reached, we will put all the agreements in an NVM tenancy agreement. The agreement will be in Dutch and, if required, in English too. The agreement is signed and we will check that the rent and the deposit have been received.
When the house is made available to the tenant, we will compile an entry condition report with the tenant. The report contains a description with photos of any defects or problems in the house. Both parties sign the report to avoid any possible misunderstandings.
Finally, we will complete the administrative affairs. This includes things like transferring the gas, water and light into the tenant’s name. It goes without saying that you can always contact us with any questions or advice. Feel free to phone us!
Timely maintenance of the house is important for both the comfort of the tenant as well as for the value of the property. Owners are responsible for the major maintenance of their houses, both in terms of having the work carried out as well as bearing the financial responsibility. The practical work can be left to us. Check our Property Management department. Minor maintenance and repairs are often the responsibility of the tenant.
The ‘Who does what’ document contains a list of who is usually responsible for what type of maintenance. Any exceptions are stated in the rental contract.
